The challenge with an outdoor patio or deck on a flat roof is the waterproofing material or membrane used on the substrate or decking has to be done perfectly, the drainage for the low slope has to be perfect, and the decking material put on top has to be done right (some of these patios are on the flat roof itself, or on a terrace balcony area, or some patios we service are on a flat roof on a garage)

There are many types of rooftop decks - too many to list in a simple article. Also, there are many different waterproofing membranes that can be used on the rooftop deck itself. There are flat roof membranes such as 2 ply SBS Modified Bitumen, 4 ply Built up Roofing, EPDM Rubber Roofing, PVC which is a poly vinyl chloride, TPO which is thermal plastic, and the there are products that can be applied to seal a substrate such as a concrete substrate with membranes like hot applied rubber asphalt systems and cold applied liquid rubbers (elastomeric coatings etc.) And then you come to the drainage issue on a flat roof - or rooftop deck... and that needs to be done correctly for proper drainage and slope. After you have chosen the type of rooftop deck, and chosen the appropriate waterproofing membrane for on the substrate, and the drainage is correct, then you have the issue of what do I put on the membrane itself? Or do I need to put any decking material on the membrane at all? We've seen customers use on rooftop patios; ceramic tile, paving stones, treated lumber,  composite tiles, spanish tiles, granite, and the list goes on and on.

Our recommendation when looking at repairing, installing, or replacing a rooftop patio is to speak to a waterproofing expert first. The Home Depot or Lowes store decking material associate may know the deck material that is right for your flat roof patio material, but he/she may or may not understand proper flat roof or low slope roof waterproofing and drainage practices.

Roof top waterproofing for a deck system is different than normal flat roofing and is different than everyday deck know-how and installation. With rooftop decks and patios the two worlds meet.

Following is a roof report that came in to the offices from a roof repair technician that was in the field today. It shows a rooftop patio that isn't very old that wasn't done correctly and the homeowner is now paying the costs to replace the deck material and the patio's flat roof membrane and the sheathing or substrate will have to be removed and replaced and perhaps even remediation for mold or trusses will have to be replaced.

The moral of the rooftop patio story.... before you make the decision to purchase a decking material for your rooftop patio, please be sure to call a waterproofing expert - and be sure to do it right.

  • Comments : I have a 300 Sq/ft rooftop deck that currently is leaking.  Wondering if I can get someone to have a look and estimate what is required to resolve the problems we are having.

  • Rooftop Decking Assessment completed July/27/11
    The roof top deck is having leak problems. The rooftop deck is 95% tiled. Under the patio tile is a  d___ deck type waterproofing membrane and then plywood substrate. The worst area of the rooftop deck is in front of the sliding doors of master bedroom. It is not tiled. The roof top deck is covered in a paint-able rubber deck membrane (low cost _____ liquid coating garbage). Where the tile and deck meet is a metal flashing that is letting all kinds of water in. the wood decking is rotted. Not sure if you can put grout on PVC decking material, I suspect when the rooftop deck was originally tiled this is probably what caused the problems.The homeowners don't want the ceramic tile on anymore. To fix this rooftop terrace/deck it needs a whole new rooftop deck replacement. The deck needs a tear right to the substrate and inspection of the substrate wood, no if and's or but's, u cant repair this rooftop terrace - it is a re-do.
